NAR® Settles Lawsuit and Real Estate Changes Effective 8/17/24
The new rules went into effect on August 17, 2024.
The fact is, nothing changed except for the requirement to enter into a written agreement with your Agent prior to viewing homes. Agents for decades have been presenting their clients with the "Exclusive Right to Represent" Buyer's Agency Agreement.
The reason behind the requirement is to have full transparency between a Buyer and their Agent about who pays the commission.

HOW BUYER AGENT COMPENSATION IS PAID
